Brokerli Housing (“Brokerli,” “we,” “us,” or “our”) provides a service that connects veterans, case managers, and property owners with available furnished rooms in the Petersburg and Richmond areas. By using this website or submitting your information, you agree to these Terms of Service.

2. Not a Government Agency

Brokerli is a private company. We are not affiliated with the Department of Veterans Affairs, HUD-VASH, SSVF programs, or any government agency. We do not determine eligibility for veteran benefits or housing subsidies.

3. Not a Landlord

Brokerli does not own or manage the properties we list. Each room is controlled by a third-party property owner or manager. Brokerli does not provide leases, sign leases, collect rent, or enforce landlord-tenant obligations. Those responsibilities are handled by the property owner and tenant directly.

4. Not a Law Firm

Brokerli is not a law firm and does not provide legal advice. Information provided through this website or by our team should not be considered legal, financial, or medical advice. Parties should consult qualified professionals for those services.

5. Intake & Case Manager Coordination

When a veteran provides case manager information, the veteran authorizes Brokerli to contact that case manager solely for the purpose of determining housing availability and suitability. Brokerli does not make eligibility decisions or assessments; those remain with the case manager and relevant agencies.

6. Furnishings & Property Conditions

Brokerli helps property owners prepare rooms with basic furnishings such as beds, dressers, and TVs. Actual furnishings may vary by property. Brokerli is not responsible for damage, cleanliness, repairs, or safety issues within the property. Those matters are the responsibility of the property owner.

7. Privacy & Communication

By submitting your information, you consent to us contacting you regarding available housing, program updates, or related communication. We do not sell or distribute your information to third parties outside the intended housing coordination process.

8. No Guarantees

Brokerli does not guarantee room availability, eligibility, or placement. Housing is provided on a first-come, first-reviewed basis and depends on property openings and suitability.

9. Limitation of Liability

To the maximum extent allowed by law, Brokerli is not liable for any damages, injuries, disputes, or losses arising from the use of this website, housing arrangements, landlord-tenant relationships, or third-party actions.

10. Changes to These Terms

Brokerli may update these Terms at any time. Continued use of the website constitutes acceptance of the updated Terms.

11. Program Terms & Move-In Requirements

Before a veteran is placed into a room, they must review and agree to Brokerli's Program Terms. These terms outline expectations around communication, conduct, property respect, and coordination with case managers and property owners. Move-in cannot occur until the Program Terms are acknowledged. Brokerli reserves the right to decline placement if the Program Terms are not accepted.

12. Changes to These Terms

Brokerli may update these Terms at any time. Continued use of the website constitutes acceptance of the updated Terms.

All housing coordination is subject to Program Terms and property approval.
