Brokerli Housing — Program Terms

1. Purpose of These Terms
Brokerli’s Program Terms outline expectations for veterans residing in rooms coordinated through the Brokerli Housing program. These terms protect the property owner, the veteran, and the community. Acceptance of these Terms is required before move-in.
2. Respect for Property & Occupants
Residents must treat the property, shared spaces, and other occupants with respect. Destruction, theft, or misuse of property is prohibited and may result in removal from the program.
3. No Violence, Harassment, or Threatening Behavior
Brokerli maintains a zero-tolerance policy for violence, harassment, or threatening behavior toward property owners, tenants, neighbors, or staff. Any such behavior may result in immediate removal from the property.
4. Illegal Activity Prohibited
Illegal activity of any kind is not permitted on the property, including drug distribution, weapons violations, or criminal behavior. Property owners reserve the right to report violations to appropriate authorities.
5. Cleanliness & Maintenance
Residents must maintain reasonable cleanliness in their room and shared spaces. Property owners may conduct periodic inspections as allowed by state law and the lease agreement.
6. Guests & Visitors
Overnight guests may be restricted depending on the property. Unauthorized long-term visitors may result in program removal. Residents must follow the rules of the specific property owner.
7. Coordination With Case Managers
When a resident has a case manager, the resident agrees to permit Brokerli to share relevant housing updates with that case manager to help ensure stability and support.
8. Alcohol & Substance Use
Each property owner may set their own substance-use rules. Residents must comply with the specific property’s policies. Brokerli is not responsible for enforcing sobriety or treatment programs.
9. Safety Compliance
Residents must comply with fire safety rules, emergency exits, locked doors, and all property-specific safety guidelines. Blocking hallways, exits, or disabling smoke detectors is prohibited.
10. Room Condition on Move-Out
Residents must leave the room in reasonable condition, excluding normal wear and tear. Excessive damage may result in charges from the property owner.
11. Program Removal
Brokerli reserves the right to remove a resident from the program for violations of these Terms, property rules, unsafe behavior, or any conduct that threatens community stability.
